We charge an application fee of $50 per applicant and an administration fee of $175 per household. The application fee is non-refundable upon application, and the admin fee is non-refundable upon approval.

Our screening guidelines include credit history, criminal history, income qualification, and rental/address qualification. For other detailed qualifications, view our Screening Guidelines. We do not currently participate in the voluntary Section 8 program.
All applicants will be sent a link to verify their photo ID through CheckpointID.
Applicants will be sent a link to upload their income documents for validity through Snappt.
Most available lease terms can be viewed on our floor plans page. We also offer short-term leases (minimum of 3 months). Please contact a member of our leasing team regarding short-term options and pricing.
After your initial lease expires, you will have the option to renew for a shorter term if you choose, and those options will be communicated to you ahead of time.
We allow up to two pets per apartment and three pets per townhome, dogs and cats. There is no weight limit, only a few restricted breeds. Restricted breeds include Pit Bulls, American Pit Bull/Bull Terrier, American Staffordshire Terrier, Doberman, Rottweiler, Akita, Wolf Hybrid, Chow, and Presa Canario.
There is a $400 one-time non-refundable fee for the first pet, and a $150 one-time non-refundable fee for the second pet (or third if applicable). Pet rent is $30/month per pet.
Residents are responsible for electricity, trash, water, sewer, pest control and cable/internet.
Our community offers open lot parking, reserved parking and covered parking.
We are a smoke-free community.
Treetop Lodge does not offer furnished homes, but residents do receive special pricing through Cushman & Wakefield’s partnership with Cort Furniture.
For all lockouts, please call the leasing office. If it is after hours, you will be prompted to leave a voicemail for emergency maintenance, and your call will be responded too as quickly as possible. The resident will need to be named on lease and have proper ID for verification purposes, and a $50 lock-out fee will be applied to your account.
You are required throughout the term of your lease to purchase and maintain a renters personal liability policy with liability coverage of $100,000.
While we only require personal liability insurance, we highly recommend you obtain coverage for your personal property as well.
We provide all of our applicants with information to obtain a policy through our preferred provider, eRenter.
